AMENDMENT TO
DECLARATION OF COVENANTS AND RESTRICTIONS
DRAWBRIDGE SECTION 1

THIS AMENDMENT, entered into this 9th day of September 1986, by Oxxford Hunt Associates, a North Carolina Partnership (hereinafter referred to as Declarant).

WITNESSETH:

WHEREAS, Declarant is the owner of the lots shown on the map of Drawbridge Subdivision, Phase 1 recorded in Books of Maps 1986, Page 1418, Wake County Registry, and;

WHEREAS, by Declaration dated July 30, 1986 and recorded in Book 3797, Page 567 of the Wake County Registry, the above properties were subjected to certain covenants, conditions and restrictions governing the use thereof (the Declaration), and;

WHEREAS, the parties hereto desire to amend said Declaration recorded in Book 3797, Page 567, Wake County Registry as hereinafter set forth, and;

NOW THEREFORE, in consideration of the premises and the mutual covenants herein, DECLARANT does hereby amend said Declaration recorded in Book 3797, Page 567, Wake County Registry as follows:

  1. Article III is amended to provide as follows:

    "ARTICLE III

    All dwellings constructed on lots in this subdivision shall have an enclosed area of the main structure, exclusive of one-story open porches and garages, of at least 2200 square feet for a dwelling without a two car garage, and of at least 1800 square feet for a dwelling with a two car garage."

  2. Except as herein amended, all provisions of the Declaration shall remain in full force and effect.
